Purchase financing for Virginia rental investors
A rental purchase needs more than a sale price and an advertised rent. Compare the signed or supportable rent with the address’s taxes, coverage and association costs before selecting a DSCR structure.
Before the offer
Ask for the lease, rent ledger, deposit accounting and any notices affecting the tenancy. For a vacant home, separate the seller’s rental estimate from evidence an appraiser or wholesale lender can use. Property condition, legal bedrooms and access can change which comparables are meaningful.
In Virginia, a city name in the listing may not settle the taxing jurisdiction. Look up the parcel, then request an insurance quote for the intended rental use. Coastal exposure or a condominium master policy deserves attention early.
Before underwriting
Prepare purchase contract, entity documents where relevant, asset statements and a clear source-of-funds trail. Ask which reserves and guarantees apply to the proposed program. Avoid moving title into a new entity without discussing title, insurance and financing consequences.
Before possession
Confirm who transfers security deposits, keys and lease records. Verify utility responsibility and arrange the right coverage from the ownership transition. Your property manager and settlement adviser should reconcile these items; the financing review does not replace their work.
A purchase example, using your own numbers
Imagine a three-bedroom townhome in Chesterfield County with a signed lease of $2,200 a month. Your quoted principal and interest, plus county taxes, landlord insurance and an $85 monthly association fee, total $1,900. The ratio is about 1.16. If the home were vacant and the appraiser's rent schedule supported only $2,000, the ratio would fall to about 1.05. Same house, different evidence, different outcome; that is why we ask for the lease and rent support first.
Bring the contract, lease, tax lookup and insurance quote to the application. We shop wholesale lenders for business-purpose purchase financing and explain what each one will need before you remove contingencies.
