Restructure debt on a Virginia investment property
A rate-term DSCR refinance replaces existing rental debt without making a cash-out objective the focus. Match the proposed payment structure to the rental’s current income and your intended ownership period.
Start with the current obligation
Gather payoff details, maturity, payment history and any prepayment terms. An existing loan’s balance is not its final payoff. Ask your settlement adviser to account for accrued charges and the timing of the transaction.
Keep the comparison consistent
Use the same rent evidence and current taxes, insurance and association dues in both scenarios. Compare repayment term, fees and required reserves, not only the principal-and-interest line. A longer repayment period can lower a monthly obligation while changing total financing cost.
Check changed circumstances
A home once occupied by its owner must now be a genuine non-owner-occupied investment for this financing. A new entity, added unit or different rental strategy can introduce additional underwriting questions. Explain these changes before you select a program.
When a rate-term refinance is worth reviewing
Common Virginia reasons include replacing short-term renovation financing on a now-leased property, moving from a balloon or maturing note to a long-term structure, removing a co-owner, or changing from personal to LLC ownership where the program allows it. A military owner who has moved out on orders and now rents the former home may also review whether a business-purpose refinance fits, provided no one in the household will return to live there.
In each case, show the current lease, the payoff statement and current taxes and insurance. Compare total cost over your expected hold rather than only the monthly payment, and read our cash-out refinance page if you also need proceeds for another investment.
